A Dash Point homeowner called after their home inspector flagged “suspected microbial growth” during a pre-listing walkthrough. A grease fire in a Steel Lake rancher sent protein smoke through the entire main floor and into the return plenum. Protein fires are deceptive - the residue is nearly invisible but the odor compounds bond aggressively to porous surfaces. We thermal-fogged the structure, ran ozone treatment for 48 hours, and cleaned the HVAC with a rotary brush and HEPA collection system. A November windstorm in Federal Way pushed rain horizontally through a failed window flashing in a West Campus split-level. The homeowner caught it after ceiling texture started bubbling in the downstairs bedroom. We opened the ceiling, found wet R-38 insulation and 19% moisture in the top plate, set up a drying chamber with Injectidry hose injection into the wall cavity, and documented daily moisture logs for the carrier. A main line backup on Enchanted Parkway sent raw sewage into a finished basement storage area. Category 3 water demands full sanitation, not just drying. We removed affected contents, pressure-washed the concrete with a quaternary ammonium solution at 800 PSI, and applied a penetrating sealer once moisture readings stabilized. Porous materials - cardboard boxes, fabric storage, baseboards - got inventoried and documented for the adjuster as non-salvageable per IICRC S500 standards. The homeowner’s carrier paid the full $3,600 scope; our photo record showed 73 images of pre-loss contents, removal, sanitation, and final condition.
